Hello! It's been quite a while since I've updated this blog. I thought it (and I) needed some time off in the summer. And since summer seems to last longer than ever now, that's extended to today. But with a briskness in the Madison air, I felt like it was time to wake this old dog up.
I was doing some searching today on Madison properties, just to see how things are moving and if we're seeing things improve for buyers. And I have to say they are! It's been kind of a fait accompli since early spring (okay, January) that every listing sold the first weekend with multiple offers for gobs over asking price. And for a while that was true. But not so much currently.
I did a search for single family Madison properties that were currently priced under $350K and had been on the market at least 2 weeks. And I will say I was even surprised by the results. Currently, there are 54 properties that fit that description. 54! That's a lot of potential bargains and a lot of inventory for buyers to choose from. Now, these properties cover a large swath of parameters...a few only have 1 bedroom, some need some heavy work, etc. But many are really decent properties that just aren't really moving very fast. Quite a few have had price reductions. Nearly all are likely going to sell below list price.
Does this all mean it's not a buyers market? No. But it does mean that if you are a buyer, now is a great time (if you are flexible) to possibly land a house without all the competition and chaos of last spring.
